Back in the 1980s, Canada Water was touted as one of the capital’s upcoming property hotspots. However, it initially struggled to take off, and until recently, was regarded as Canary Wharf’s less appealing neighbour.

However, regeneration is in full swing, thanks to Canada Water being identified as a Mayor of London Opportunity Area. People are starting to wake up to its considerable appeal, and its highly affordable prices. Read on to find out all the reasons why Canada Water is such a desirable area to live in London.

Central location

Canada Water is fantastically well-connected. It’s four miles from Central London, and commuters can reach Oxford Street in just fifteen minutes by train. Shoreditch is only five stops away. Alternatively, travellers can navigate their way around the city via one of the many buses that stop at this location, or even catch a Thames Clipper boat.

Regeneration plans

Canada Water has already changed considerably in recent years, and the improvements just keep on coming. British Land are creating a £2billion town centre for residents to enjoy, and new apartment blocks are being built across the entire area, with many cashing in on the views of the river.

Bigger influx of students

There are already quite a few students living in Canada Water, and this number looks set to increase. Kings College London have predicted a 15-20% rise in their student intake within a few years’ time; many of whom will be studying at the new campus in Canada Water. This is good news for landlords who are thinking of investing in the area.

Reasonable Property Prices

Property prices in Canada Water are incredibly affordable, especially given their excellent location. They’re considerably cheaper than neighbouring locations like Canary Wharf, but still offer residents all the convenience of being close to London’s main attractions and business hubs. Prices are rising though, so it’s recommended that buyers purchase there sooner, rather than later.

Range of properties

Many of the houses here were built in the 1980s and 1990s. However, developers have started to notice Canada Water’s potential, and have started to bring more modern apartments to the market. There are also a few converted warehouses, which offer fantastic original features.

Burgeoning culture scene

Canada Water is definitely starting to develop its own distinctive, edgy personality; thanks largely to its growing social scene. Street Feast’s Hawker House is a popular place for people to meet and eat, and Leadbelly’s is celebrated for its cocktails and live music. There are also several other restaurants and bars to visit, and Printworks London puts on several club-nights and other events throughout the year.

Green spaces

One of Canada Water’s greatest attributes is its scenic Thames-side location. However, there’s more to this place than just a river. There are two lovely green spaces here; Russia Dock Woodland and Stave Hill Ecological Park. They’re both popular with dog-walkers, joggers, and families with children.

Amenities

Canada Water has everything you need, right on your doorstep. There’s an impressive library, plus a large Tesco Extra nearby. Surrey Quays Leisure Centre is also popular, with its cinema, bowling alley and café. Alternatively, families can head to Surrey Docks Farm for a rurally-inspired afternoon treat.
